My Journey in Construction

I started in the Construction Industry with Johnson Controls in 1985 as an University of South Alabama Engineering Co-Op draftsman and the IoT wasn’t. Direct Digital Control was competing for buildings with Pneumatics and Electric Control. My first project was the New Mobile, AL Airport. Our scope of work was Integrated BMS, Fire and Security! It was clunky at best, very slow yet for the time, eloquent and futuristic! The idea of technology existing together promised efficiencies not readily available from separate systems operating in silos.

Through the years, there were many more attempts at integrated solutions delivered by teams I served on or lead as well as competitors. In our case, the objective was to enable Owner’s operations staff to maximize their effectiveness and efficiency. As sustainability objectives evolved, clients wanted their investment in technology to deliver more without the need for more skilled operational labor. Yet more challenges emerged concurrent with IoT like IT stakeholders requirements, sustainability objectives, evolving codes and standards, accelerated project schedules and increased Day 1 demands of operations.

Around 2014 we were executing a major project for a now local Aviation Client. Even with our success, the installation of technology was operationally disconnected as it was installed in the traditional silos of contracting. From this experience, emerged an innovative approach to Operational Technology design and installation. This approach was first attempted at the Mobile Airport in 1985, then again years later at the Museum of History and now it had landed in the Aviation Manufacturing market.

Over these years, many questions have surfaced with our clients, trade partners and owners concerning the implementation of technology focused projects. I hope by sharing them with you, you will avoid some of the pitfalls we encountered:

  • What challenges did we encounter and how can we overcome on the next project?
  • What costs could be saved with by addressing these challenges?
  • How much more could operations leverage this technology if it all worked together instead of on separate “islands.”
  • How much better would the projects flow if IT professionals were integrated into the pre-construction process in Design Build projects?
  • What pitfalls could be avoided and economies found for the Owner if time was invested in developing a Technology Road Map for their site when they are developing Master Plans?
  • What pitfalls will the traditional approach to construction “keep in play” for a technology intensive new construction or renovation project?
  • When is the right time to standardize on an Operational Technology Platform as a client?
  • How much money is saved through competing an established Technology Platform vs. Sole Source Procurement of existing platform of technology?
  • What if one highly specialize construction company, the same company that installed the technology, had responsibility for the Day One Operational Technology experience?
  • How much more capital would be spent in “first cost” for our General Contractor Partners through buying a solution from a single technology integration and installation partner to deliver lowest operational cost for their client?
  • How much operating cost would be saved and environmental impact be reduced by owner clients if a single technology integration and installation partner was contracted to deliver Operational Technology Installation for them?
